Tenancy Deposits now need to be protected. Tenant Deposit Protection – for your peace of mind. 

Legislation

  • From April 6th 2007 all deposits for new Assured Shorthold Tenancies must be protected by an approved scheme.
  • There were three schemes introduced by government TDS (The Dispute Service), DPS (Deposit Protection Scheme) and TDSL Tenancy Deposit Solutions) also known as my deposits.
  • Ezelet is a member of the DPS & TDSL 
  • Tenants must be told how their deposit is protected.
  • EPC (energy performance certificates) for all rental properties since October 2008.

End of Tenancy

  • We have a documented process for your deposit return.
  • Deposit is returned as agreed between Landlord and Tenant.

Dispute Resolution Service

If Landlord and Tenant do not agree
  • Either can refer the dispute to the TDS/DPS or TDSL.
  • Ezelet pay deposit over to the TDSL/DPS.
  • TDSL/DPS come to an independent conclusion based on the facts presented.
  • Deposit distributed by the TDSL/DPS.

Inventories and Tenancy Deposit Scheme (TDS)

These are essential and it is recommended that an inventory is prepared by a professional to avoid omissions and errors. A full inventory check should be carried out at both the commencement and the termination of the tenancy.

The inventory provides a schedule of condition which identifies the quality and state of the property and everything in it. At the beginning of the tenancy the tenant acknowledges their acceptance of the inventory by signing a copy. The report compiled at the end of the tenancy details the condition of the property and its contents, and without this you cannot make any legitimate deductions at the end of the tenancy.

The property is checked to assess the overall condition of the property, giving due allowance for fair wear and tear, which will include the overall cleanliness of the property, and maintenance issues, how tidy the garden is, and whether any damage has been caused. Occasionally this causes dispute, in which case the inventory should be the reference point for settling disagreements.

If you are taking advantage of our “Tenant find” only services we strongly recommend that a detailed inventory is carried out (at extra cost).  However, this is mandatory with our full management service. This gives peace of mind to both landlords and their tenants.
