If you are a potential tenant, Ezelet will

When we have found you a property to let, you can follow our step by step guide
- A £250 reservation fee must be placed in order to secure the property. This can be paid by banker’s draft, building society cheque, personal cheque, cash or debit card. You will then be given application forms for each individual that will be living in the property (excluding children). These forms must be returned to the office within 24 hours, if the forms are not returned the property will be put back on the market.
- The application forms will be processed by our referencing department, who will call you within 48 working hours with an initial decision (subject to fully completed application forms and all references received.
- Once all relevant references have been received and the landlord has accepted your application you will be invited into the office to sign your tenancy agreements, and pay the remaining balance within 7 days.
- 1 month rent in advance.
- Deposit equates to 1½ months rent.
- The application and tenancy charge is £135 for one applicant & £200 for 2 applicants. All additional applicants and guarantors are £65 each
- This can be paid by bankers draft, building society cheque, personal cheque (you cannot move into the property until the cheque has cleared) or debit card – cash will not be accepted.
- The application and tenancy agreement charges are non-refundable, and the security deposit is only refunded at the end of your tenancy, as long as the tenancy agreement has been satisfactorily conducted.
- It is your responsibility to ensure that your possessions are adequately insured, you are also required to provide us with the following.
- Proof of photo identity (passport or new style driving licence).
- Recent utility bill in your name or your current address.
As we are a Homelet Premier agent we can offer access to Homelet’s range of insurance policies at very competitive rates.
If you become a tenant of one of our managed properties then your deposit will be protected by the Dispute Service, and you will receive details of this when you sign your tenancy agreements. If we do not manage the property then the landlord will be responsible for protecting your deposit and informing you accordingly. We do not charge you for tenancy renewals or final inspections.
