Why should I use Ezelet ?
We are an independent company with ambitious plans for our business – so we are prepared to work hard to impress people with our service. We have set very high standards for ourselves, we make sure we only deal with honest and trustworthy landlords with well maintained, clean and safe accommodation to offer. We advise our landlords on the furniture and furnishings to provide the security checks that need to be made and if we are managing the property we take care of any repairs and maintenance problems in a timely manner.
Advertising properties
We maintain a large database of all the properties that have been checked and found safe and suitable for students.
Accompanying you on viewings
We will show you around any property you are interested in, and answer any questions you may have honestly and fully. We recommend that viewings take place in day light hours, so that you get a really good look at the property and the neighbourhood.
Checking your properties for Health and Safety compliance
All of the properties on our books have the required certification for health and safety such as CORGI for gas appliances, plus the EPC (Energy Performance Certificates).
Arranging Contracts
We will draw up the Assured Shorthold Tenancy Agreements with your landlord on a joint tenancy where all students sharing are listed on one contract.
Managing Deposits
From the 6th April 2007 deposits need to be held by a 3rd party custodian company. We are responsible for collecting deposits we will therefore pass the money to a custodian within 14 days of your tenancy beginning. You will be notified of the name of the company holding your money.
The government has initiated the custodian scheme to help resolve disputes over how much of the deposit a landlord can hold back to pay for any repairs or damages. The custodian will ensure that any amount that is withheld is justified and that both parties are treated fairly.
Taking an Inventor
When you move into a property we, or the landlord, will take a full inventory of items in the property and a note of their condition. You will be given a copy of this for your records. It is important you keep this document safe because it will be referred to when you leave the property at the end of the tenancy, to see if anything is missing or badly damaged.
Insurance
It is a good idea to have some insurance against loss or damage to your possessions while you are renting. If you have not sorted this out elsewhere we can provide you with links to HomeLet or Endsleigh Insurance.
